Remarks: An 80 acre (plus or minus) horse property minutes from Canon City is available for a home and horse barn and corrals and associated ranching operations. There are many choice building sites for a beautiful ranch setting near town. A little less than half of the property is southwest sloping and overlooking both the Four Mile Ranch Golf Course and the town of Canon City and with views to the Sangre de Cristo mountains. It is wooded with pinon and cedar trees, and there is a driveway built to a potential building site. The other part of the property is slightly hilly pasture land and is wonderful horse pasture. Electric service is installed on the north side of the land. The property is within the Four Mile Ranch Golf Course Planned Development District and therefore the city of Canon City. At some point in the future, paved city streets and city water will be available to the property. At that time, the property could (at the owner's discretion) be subdivided into up to 15 five acre tracts with city water and individual septic systems. The property is already approved by the City for such a venture if the owner so decides. Of course, such a venture is not required, and the property can stay as a ranch forever. At the present, the access is a private gravel driveway off of County Road 123 skirting the east end of the Golf Course. The property is zoned agriculture and because of a cattle grazing lease, the property taxes are less than a hundred dollars per year.
